Buy On The Numbers.
Not The Story.
Lethbridge is one of the best cash-flow markets in Alberta. If you know which streets, which product types, and which lenders to use. We help investors buy properties that actually pencil out.
HOW TO READ THE NUMBERS.
Six steps from first conversation to keys. Buying an investment property isn't the same as buying a home, so we don't treat it the same.
Define The Strategy
Cash flow, appreciation, BRRRR, student rental, or short-term. Every strategy needs different neighbourhoods, price points, and financing. We start here so we don't waste your time.
Get Financing Lined Up
Investment properties need 20% down minimum (If it won't be your primary residence) and are qualified on rental offset rules. We connect you with brokers who actually understand investor files.
Pull The Numbers
Rent minus the mortgage isn't the whole story. We'll help you account for vacancy, maintenance, and management before you decide anything.
Offer With Discipline
Investors don't chase, we set a max price based on the numbers and walk away when the deal breaks. Emotion loses money.
Due Diligence
Inspection, condo docs if applicable, rent roll verification, and a hard look at deferred maintenance. Surprises are what kill returns.
Close & Scale
Possession, tenant handover or placement, and a debrief on year-one performance. When you're ready for property #2, we already know your buy-box.
Lethbridge By The Numbers.
What rents, what returns, and what it actually takes to get in.
Non-owner-occupied purchases require 20% down. No CMHC insurance on a straight rental, but insured programs exist for owner-occupied duplex/triplex.
Typical range on single-family and small multi-family. Student rentals near U of L and college can push higher with more management.
Mid-2026 Lethbridge market. 3-bed houses trend $1,800–$2,300 depending on neighbourhood and finish.
Historically tight. Lethbridge has stable demand from the university, college, hospital, and agri-industry, not a boom/bust rental market.
Ways To Play This Market.
Six strategies that work in Lethbridge right now, and the trade-offs of each. Not every deal fits every investor.
Single-Family Rentals
The Lethbridge classic. $325K–$425K entry, $1,800–$2,200 rents, low turnover. Best in West Lethbridge and mature South neighbourhoods.
Student Rentals
Purpose-let houses near U of L or College. Per-room rents ($650–$800/room) can push cash-on-cash returns into double digits.
Small Multi-Family
Legal duplexes, up-down suites, and 4-plexes. Better economies of scale, better financing, and less per-door management.
BRRRR
Buy under market, renovate, rent, refinance out most of your capital, repeat. Works best on tired homes in solid neighbourhoods, we know the difference.
NEW CONSTRUCTION RENTALS
Newer builds in West Lethbridge mean lower maintenance and strong tenant appeal. Ask your accountant about the tax treatment, and ask us what's coming available.
Short-Term Rentals
STR opportunity is narrower in Lethbridge than Canmore/Banff, but downtown, hospital, and event traffic sustains select properties. We'll be honest about which.
FAQ.
For cash flow, yes. It's one of the best in Alberta. Entry prices are 40–50% cheaper than Calgary, rents are healthy, vacancy is tight, and the tenant base (university, college, hospital, ag) is remarkably stable.
