Decide: Spec, Semi-Custom, Or Custom
Spec homes are already-built or nearly done, fastest move-in. Semi-custom lets you pick finishes on a builder's floor plan. Full custom means your architect, your lot, your timeline.
Get Financing In Place
New builds have different mortgage rules than resale, progress-draw mortgages for custom, completion mortgages for spec. GST is charged, and the New Housing Rebate can put thousands back. We line up brokers who know the difference.
Pick The Builder (Carefully)
Not all Lethbridge builders are equal. We know which ones honour deficiency lists, which upgrade allowances are fair, and which use quality trades. Referrals matter more than showhomes.
Sign The Purchase Agreement
Builder contracts favour the builder. Builder agents also favour the builder. We review the specs sheet, upgrade schedule, completion date guarantees before you sign, and negotiate what we can.
Selections & Site Visits
Design centre appointments, framing walk-throughs, pre-drywall checks, and pre-possession orientations. Every stage is a chance to catch problems while they're cheap to fix.
Possession & Warranty
Alberta New Home Warranty is mandatory, 1 year workmanship, 2 years mechanical, 5 years building envelope, and 10 years structural.

You should, and it costs you nothing. Builders bake commission into their pricing whether you have representation or not. Going unrepresented means the builder's rep works for the builder, not you. We review contracts, negotiate credits, and inspect at every stage.
